Preparing your home …
1… The more space the better
The last thing buyers wish to see is a house full of stuff. By removing unnecessary articles and organising those items you want to retain there, you can highlight each rooms full potential. Garages and sheds are often used for storage of spare furniture and family treasures. Think of clearing these out. Cupboards can be made to look bigger simply by making them neat and organised. Try only storing in your cupboards items you use regularly. The amount of space made can be a big selling feature, . A feeling of ample cupboard space is the aim here. Perhaps you might consider a garage sale before you sell, or the hiring of a skip bin to lighten the load?
2… Repair the obvious
Little things make a big difference. Missing door knobs, sticking windows and doors, and warped cabinet drawers may seem minor in your day to day living, but they will detract from the value as potential buyers see these as things they will need to fix. Sorting these out is a priority. Ensure all electrical and gas appliances are clean, and in good working order. Loose or crooked electrical sockets and light fittings can really stand out. Have air conditioning and pool equipment serviced. Fix dripping taps. Make sure all kitchen draws and cupboards open and close smoothly, and are correctly aligned.
3… Clean and shiny
One of the most common tactics used by potential buyers in an effort to bring down the price is pointing out faded walls, worn / poorly fitting carpets, and worn woodwork. Show the prospective buyer how attractive the home is rather than highlight the work that might need to be done. A sparkling home attracts buyers, and helps bring higher prices. Give it a thorough cleaning and you’ll greatly enhance its appeal, and lets buyers know this home is loved. Clean appliances, windows, carpets, curtains, sinks etc. A coat of paint where needed can work wonders, and is very cost effective. Loose carpets can be easily and economically re-stretched.
4… First impressions are so important
If the outside looks inviting, buyers will take the time to view the interior. Keep lawns trimmed, flower beds cultivated and the yard free of rubbish. A few pots and color can make all the difference. Keeping weeds out of garden beds and brick paving tells buyers your home is cared for. The last thing you want is for your house to have so little curbside appeal that buyers don’t even bother to stop and look.

Impress at home opens …
1… These small things can make a huge difference
- Create a comfortable environment: cool in summer and warm in winter. Open the windows to a nice breeze.
- Fresh flowers work wonders
- Make sure every light fixture in the house is working, and turned on.
- Open all of the curtains: Light and bright is the order of the day
- Clear away evidence of day to day living to avoid a cluttered appearance. At a bare minimum no dishes in the sink, and no dirty laundry in the bedrooms.
- Cigarette smoke, animal and food smells and other unpleasant odours will remain in the buyer’s memory well after the inspection. A wide range of air fresheners and deodorisers are available to freshen up your interior. If unsure please ask for my assistance. This is such an important step, as one frequent comment I get from buyers is how a house smells to them.
- Check and re-check your bathroom. Bright and clean bathrooms enhance the saleability of many homes. Clean mirrors, have healthy plants on show and co-ordinate towels and mats. Keeping exhaust fans running will help turn the air over, preventing stale odours.
- Keep stairways and walkways clear for safety reasons. Bikes, shoes, jackets etc to be out of sight.
2… I’ll take it from here
It is preferable for the owners to be away from the property during inspections where ever possible. Some potential buyers may feel like an intruder. We don’t want buyers feeling they need to hurry through the house. The more time they get to spend building an impression and feel for the house the better. Go for a drive, have a coffee at the local, or a walk around the block.
I collect all visitor information and feedback. Let me discuss price and terms with any prospective purchaser. With my qualifications, training and experience, take comfort knowing I will take all negotiations to the best possible conclusion.
