Preparing your home …
1… The more space the better
The last thing buyers wish to see is a house full of stuff. By removing unnecessary articles and organising those items you want to retain there, you can highlight each rooms full potential. Garages and sheds are often used for storage of spare furniture and family treasures. Think of clearing these out. Cupboards can be made to look bigger simply by making them neat and organised. Try only storing in your cupboards items you use regularly. The amount of space made can be a big selling feature, . A feeling of ample cupboard space is the aim here. Perhaps you might consider a garage sale before you sell, or the hiring of a skip bin to lighten the load?
2… Repair the obvious
Little things make a big difference. Missing door knobs, sticking windows and doors, and warped cabinet drawers may seem minor in your day to day living, but they will detract from the value as potential buyers see these as things they will need to fix. Sorting these out is a priority. Ensure all electrical and gas appliances are clean, and in good working order. Loose or crooked electrical sockets and light fittings can really stand out. Have air conditioning and pool equipment serviced. Fix dripping taps. Make sure all kitchen draws and cupboards open and close smoothly, and are correctly aligned.
3… Clean and shiny
One of the most common tactics used by potential buyers in an effort to bring down the price is pointing out faded walls, worn / poorly fitting carpets, and worn woodwork. Show the prospective buyer how attractive the home is rather than highlight the work that might need to be done. A sparkling home attracts buyers, and helps bring higher prices. Give it a thorough cleaning and you’ll greatly enhance its appeal, and lets buyers know this home is loved. Clean appliances, windows, carpets, curtains, sinks etc. A coat of paint where needed can work wonders, and is very cost effective. Loose carpets can be easily and economically re-stretched.
