Hmmm…… well you can’t help but wonder if the powers that be have been telling a certain real estate referral organisation to smarten up.
You may have noticed among the i – Select … oops ….. I mean Local Agent finder adverts (who can tell what they are…. that guy is everywhere) that a new disclaimer has been attached. (delivered by either speed reading or written in ant script)….. but…. NEVER THE LESS….. the truth is out there…. they have finally had to point out to the public that of which I have been shouting for years :
“NOT ALL AGENTS ARE AVAILABLE FOR INCLUSION FOR THEIR SERVICES“
That’s right…. only the agents that have agreed to be involved with these guys are part of the selection process. I can tell you from experience that most of the best agents want nothing to do with Local Agent Finder.
If you want more of a laugh, take a look at their terms and conditions.
I particularly love this section:
“We make no warranty about the standard, quality or accuracy of any advice, suggestions and information (such as the commission of the Real Estate Agent, whether any specific Real Estate Agent is appropriate for your property) the subject of your interaction with the Website or the relevant Real Estate Agent or the Seller (as the case may be) and their skills, credentials, experience, qualifications or other data regarding same (and any reliance placed on same). Therefore, You are encouraged to exercise a high standard of care and independently verify same before such interaction.”
Remind me…… what are we paying Local Agent Finder thousands of dollars for again?

Local Agent Finder Review : Local Agent Finder Do You Need Them :
5 Reasons to Avoid Local Agent Finder.
Well Local Agent Finder are pushing even harder into the real estate arena, so I think it’s about time that a professional like myself pushes back and gives these guys a bit of a reality check, and fill the public in on just what they aren’t telling you.
If you don’t know who Local Agent Finder are, have a quick read here to get the gist.
1: Local Agent Finder is NOT a free service.
Local Agent Finder charge agents 0.375% of the sale price of the home on successful sale. (see Local Agent Finder Terms and Conditions here )
0.375% of $700,000 = $2625 + GST
$2887.00 on a $700,000 sale!
That’s right, the agent gets charged nearly $3000 for an introduction to you.
If you had gone directly to the agent, and bypassed Local Agent Finder, you could have negotiated a substantially lower commission. This agent is probably low on listings & sales, needs to get the ball rolling again, and is willing to work for thousands less !
It really is that easy.
2: Agents can, and do pass on this fee to the seller.
Local Agent Finder has absolutely no control over the commissions agents charge, and it is completely up to the agent as to whether they pass this fee on (as agent commissions are visible on the Local Agent Finder website, agents that are passing on the fee will have already included it in their advertised price). Don’t forget, Local Agent Finder is just a “referral website” (now being imitated by many other organisations) with no special powers of influence in the real estate domain, and has absolutely no say in regards to how real estate agents function.
It’s simple really, put yourself in an agents shoes…. if you were asked to take a pay cut of thousands of dollars for an introduction to a seller or simply pass on the fee what would you do??
3: Many of the best agents will not accept Local Agent Finder referrals.
It is highly likely you will NOT get the best agent in your area if you use Local Agent Finder. Many of the top agents won’t deal with them. Top agents get referrals from previous happy customers and their excellent reputations, and refuse to deal with parasite organizations that wants to take thousands of dollars of their commission. After all, the amount of work required to sell a home remains the same, they incur a significant fee, and many consider the use of such organisations as a last resort for desperate agent.
A colleague of mine has described it in the best possible terms:
“Name one highly successful salesperson with a constant stream of Listings who would give away thousands of dollars of their fee to join the lowest performing people and squabble over the scraps… I can’t think of any who would...”
I refuse to deal with Local Agent Finder, as such people using Local Agent Finder to sell their home in Canning Vale won’t get referred to me. I’m fine with that. I’ve been the top Agent in Canning Vale for the last 3 years, so sorry guys, if you’ve been referred to a Canning Vale agent via Local Agent Finder it won’t have been me……. What Local Agent Finder should be saying is they will find the agents in your area that are willing to accept a Local Agent Finder referral (I call it “the best of the rest”)…… Many of the best performing agents, like me, will tell them to go jump.
4: Where did they get their Agent List from?
After you’ve entered your details, you get to see the list of recommended agents for your suburb. If you wish to see more details about the agents, including their fees, you need to click a button that allows them to get in touch with you.
What do you get for this? The Agents name, and their fees.
That’s it. No Sales statistics. No reviews, No suburb rank for that agent.
“What’s the harm in this?” you might ask.
The answer is simple. The minute you show an agents fees next to everyone else that is scurrying to try and secure your listing, all you succeed in doing is making it all about the amount being charged, and not the quality of the agent.
A good agent will more than recoup their fees with great service, and outstanding results.
Let me put it this way: do you really think you are going to get the same service from someone that charges 1% versus the local area expert that specialises right where you live for 2.5%? Is the 1% agent going to fight just as hard to get the absolute maximum price for you? Is he going to do his utmost to make your selling experience as stress free and profitable as possible? Does he has an extensive list of local buyers and sellers that allow many homes to be sold BEFORE they are even listed? We all know the answer to that.
Reiterating: All you get is a list of agents and their fees. How are you supposed to make an intelligent, informed decision with just that? It’s crazy.
I ran my home through Local Agent Finders system. Of the 26 agents recommended for my Canning Vale area, 16 of them weren’t any where near my suburb, and of all the agents shown, only 3 sell regularly in Canning Vale !
That’s right! ONLY 3 OUT OF 26 AGENTS IN THE LIST PROVIDED BY LOCAL AGENT FINDER SELL ANY VOLUME IN CANNING VALE !!
The scary thing is, Local Agent Finder don’t tell you this on their site (I had to look elsewhere), and they present their list of recommended agents like they are the cream of the cop !!!
To any reasonable individual, this has to set off the alarm bells.
5: Why use Local Agent Finder?
RateMyAgent provides a superior service easier, & FOR FREE?
On the Local Agent Finder website it says:
“Simply enter a few details about your property, Compare your local agents side by side, decide which agents to connect with. You’ll have everything you need to find the right agent, allowing you to compare their information side by side before having the first conversation – 100% free.”
Well, we know it’s not free, and there’s a far better solution..
The best agent ratings company out there, Rate My Agent, concentrates on collecting verified reviews and sales data for all agents, and provides a list of the best agents for each suburb for free. That’s right. Just about everything that Local Agent Finder claim to provide and charge so heftily for is readily available for free from Rate My Agent.
Oh and RateMyAgent does all this without the need for you to fill out any online forms with your personal details, or having your information sent to agents. With Rate My Agent, all agent information (Sales results, reviews, suburb ranking…. everything except fees) is available at your finger tips.
All you have to do is search for your suburb on the RateMyAgent site and up pops an easy to use list!
Just one more thing to keep in mind. Local Agent Finder claims it “makes everything easy” but the reality is, the only thing Local Agent Finder provides you with is a short list of agents.
Once you get this list, you will still need to:
- interview the agents
- get appraisals on your home
- negotiate advertising and other fees
- decide on an the advertising you require
- make a decision on who to use
The fee Local Agent Finder charges seems like a lot to pay for what is basically a simple list.
I know which company I’d choose.
Summary : Local Agent Finder Review, 5 Reasons to Avoid Local Agent Finder
If you do decide to use Local Agent Finder, then understand 3 things:
- If the agent recommended to you chooses to absorb Local Agent Finders fee, then you know for sure that if you had approached the agent directly you could have saved yourself $3000 (based on the above example) by negotiating the commission. Obviously this agent needs the listings ans is happy to work for less!
- If the agent chooses not to absorb the Local Agent Finder fee and passes this on to you, well, you’ve just paid $3000 for a list. Oww
- It’s highly likely you won’t be choosing from from the best agents in for your suburb
If I were to suggest a better use of Local Agent Finder’s services (and the list they provide) perhaps use this list as a guide to which agents in your area it might be wise to avoid.
